The Jefferson Development Group (JDG), a real estate development company specializing in managing and constructing luxury urban properties, needed help rezoning a 27.3-acre parcel along a heavy commercial corridor in Louisville. They hired us to help.
JDG elected commercial zoning and the development of a lifestyle center. The upscale development would house a bookstore, sporting goods store, small boutique-style retail, cafĆ©, department store, and restaurants. What’s more, it would include a pedestrian plaza, amenity spaces, and small park use.
We compiled an intensive traffic impact study for the proposed development that included the entire signal system (eight signals) along the congested industrial corridor. We developed a micro-simulation model to determine the developmentās impacts to this signal system and the surrounding roadway network. Using the micro-simulation model to determine their effectiveness, our design engineers recommended roadway improvements to limit negative impacts.
